Real Estate Modeller Job Description
Circle Square has extensive experience in the Real Estate sector and is always looking for highly skilled, talented Real Estate Professionals from various backgrounds.
Our Real Estate Division typically recruit in the following Sectors:
REIT/ Property / Construction / Retail / Asset Management / Private Equity / Pension Funds / Hedge Funds / Corporate Finance /Advisory
We generally look for Real Estate Modellers on behalf of our clients due to expansion within the business or as a replacement. We also recruit for Interim Modellers. Modellers usually report to the Transaction or Investment Director.
Real Estate Modeller - Key Responsibilities
Working closely with the Director (or CEO as appropriate), the role will cover all aspects related to transactions or new business including:

Researching and analysing new business opportunities and producing clear summaries to enable decision making

Production of clear and articulate marketing material such as teasers, presentations and teasers as required for transactions. This will include elements of research and information collation

Designing, amending and updating models (ranging in complexity) for transactions and other business needs; running scenarios on the models and producing outputs for external and internal purposes as specified by the director including:
Deal modelling:
-
Creation of transaction models based on standard template models
-
Performing sensitivity and scenario analysis
-
Quality assessment of sell side models
Ad hoc modelling:
-
Assistance with creation of standard template models
-
Building ad hoc DCF models (single asset or portfolio)
-
Involvement in review process – performing formula and analytical review on the integrity of internal models
Supporting commercial negotiations:
-
Due Diligence including liaison with advisors
-
Data Room evaluations
-
Wider Geographical and Economic review which would impact on the deal

Sector evaluation
The role will provide additional support to the wider business as directed by Management:

Providing commercial and analytical support on key corporate projects and initiatives
(e.g. Debt refinancing & equity investment initiatives); producing tools to analyse specific business opportunities outside of the normal ‘remit’ -
Attending and actively contributing to internal and external project meetings

Assisting in the production of investor relations

Collating data for and assisting in the preparation of board reports
Portfolio Management

NAV and Analytical review of the current portfolio including liaison with IPD and external Advisors
-
Ad hoc Reporting

Good understanding of Debt and Equity Modelling

Ability to explain Property issues to non-Property Individuals

Ability to work with Property Professionals

Ability to work under own stream

Proven ability of working under pressure

Strong IT skills
Remuneration
Salaries for a Financial Accountant vary depending on experience and company size. Generally the salary levels are:
-
35k plus for an Analyst (1-5 years experience) in a small or private company plus
20-40% bonus -
50-60k for an analyst in a Leading Investor or Private Equity business
-
50k plus for an Associate (4-7 years experience) in a Small or Private owned company 20-50% Bonus
-
65- 95k for an Associate in a Leading Investor or Private Equity business plus 30-100% bonus
Career Progression
The progression in companies for this type of role differs immensely. As part of it depends on work/life balance, the stage of the company’s investment cycle, the exposure to portfolio management vs investment and the stability of the business to name but a few things. Generally you will move from Modeller to Associate then to Investment or Portfolio Manager, or Transaction Manager in a more deal oriented role.
Generally the skill set of a Modeller can develop in lots of directions due to modelling being the core of most Real Estate Finance roles.
